Happenstance Stays Pty Ltd is always looking for properties to lease under a residential agreement. Let us share why it’s a good idea for you as a property owner.

Happenstance Stays is a registered Australian company who can sign a residential lease for a property.  What this means is that you are guaranteed your rental payment, on the agreed day, every single month.


This is called rental arbitrage, so let's talk about that for a minute.


The word arbitrage is a financial term that basically means taking commodities from one marketplace and selling them for a profit in another. That means we take your long-term rental property and we resell it in the short-term rental space.

Is it legal? Absolutely, that's why the company signs the lease, because then Happenstance Stays is the lessee who sublets the property to approved guests.

There are so many benefits, but let us list a few here:

  • Your property is kept in for sale condition every single day
  • Your property is cleaned by a professional cleaning team between guests
  • We professionally clean all soft furnishings (including carpet) quarterly and more if required
  • We handle minor repairs, you don't need to worry about it, or pay for it
  • We have a comprehensive insurance policy specific to each property that covers any damage that a guest may cause
  • Only screened guests can stay at the property
  • We take professional photographs which are yours to use once our lease agreement is up

It can be difficult being the landlord of a long-term rental property. You have to deal with potentially difficult tenants, non-payment of rent, and expensive work between tenants to get the property ready for lease again.

 

We take that hassle from you. We look after your property as if it's our own. The quality and presentation of a short-term rental property is absolutely paramount, without it, we can't get guests. This means we bend over backwards to make sure your property is as good as it can be every single day.

The first, and most important reason that rental arbitrage is good for us is that we can build our portfolio and business without tying up funds in a mortgage.

 

You don't, not definitively, but we do absolutely everything we can to make sure that only the highest quality of guests stay at your home.

 

We know more about our guests and how they treat properties than you can learn about your potential tenants. 

 

Our guests have shown government ID, are over 21 and have positive reviews on short-term rental platforms.

 

We can install entry cameras and noise monitoring devices to make sure that we know who are guests are and that they're being respectful of your precious property.

 

You can have peace of mind when we take over the lease on such a valuable asset.

Mostly, our guests are families who are coming to stay for a holiday or special event.

 

We also have people coming for business who need somewhere comfortable to sleep at night, where they can cook a nice meal and relax after a hard day of work.

Insurance

As previously mentioned we have specific short-term rental insurance on each property and we are happy to provide you the policy. 

 

Short-term rental platforms also have up to $1,000,000 insurance available to ensure that your property is well covered.
